Site suitability, zoning and overlay constraints, market positioning, and the strategic case for whether a project should proceed at all, assessed before capital or reputation is committed.

Feasibility
Cost planning, revenue modelling, valuation assessment, timing, funding structure, delivery risk and divestment strategy, tested rigorously enough to support real decision-making, not just optimism.

Design
Concept and design development coordinated with architects and consultants, tested against cost, buildability and approvals pathway from the outset, not adjusted after the fact.

Planning & Approvals
Managing the land division, statutory planning process, consultant coordination, and council or authority engagement required to convert an approved concept into an approved deliverable project. In parallel, securing project funding and an approved business case to carry the project into delivery.

Delivery
Procurement, construction oversight, programme, cost and quality management, held together by one team with direct construction delivery experience, not just theoretical oversight.

Completion
Directing defects resolution, documentation and statutory sign-off, and holding the builder to the standard required before we call it done.
